What should I know before my
son/daughter chooses a new apartment home?
A lease is a basic agreement between your child and the owner of
the community. The lease is legally binding and enforceable through
the legal system. If they choose to move out before the end of the
lease terms, the resident could still be responsible to pay the
remainder of the lease agreement.
What is an individual lease?
Individual leasing means that each roommate is only responsible for
his or her own rent amount. This is the most financially secure
leasing option available. If one resident in the unit pays rent
late or becomes delinquent, it will not affect the other roommates.
What's a guarantor?
A guarantor is someone who guarantees timely payment on the lease.
In the case of student living, a guarantor is usually a parent,
guardian, or someone else who is financially stable. We require
every application to provide a qualified guarantor or pay the last
2 months of rent.
What is included in the rent?
Internet, pest control and 24-hour maintenance are included in the
rent.
Is furniture included?
Furniture is not included in the rent. If you wish to purchase a
furniture package, there is an extra $50/month furniture fee
charge.
Is internet included?
Yes, internet is included. You will need to provide a wireless
router to connect to the internet.
Do the apartments come with a washer
and a dryer?
Yes, each apartment comes equipped with a full-size washer and
dryer.
What is your pet policy?
We are pet friendly with no breed restrictions up to 80 lbs. The
pet fee ranges from $250-$350, and pet rent ranges from $25-45.
Both pet fee and pet rent are dependent upon the age and weight of
your pet.
Is renters insurance required?
No, however it is encouraged. Renters insurance is a policy you can
purchase to protect your personal property as the
management/landlords is not responsible for replacement to tenants.
Replacement of your belongings if they are damaged, lost, or stolen
could be covered with personal renters insurance. The Preserve and
its affiliates does not promote any specific insurance coverage
company to use.

available?

How close is the community to various
campuses?
Florida State University - 3 miles Florida A&M University - 5
miles Tallahassee Community College – 2 Miles
When is rent due?
Rent is due on the 1st of each month, including August for the
lease start date. Online rental payments through the Resident
Portal App can be automatically set up.
What forms of payment do you
accept?
We accept personal checks, money orders, cashier’s checks, or
online payments. We do not accept cash. However, your first month’s
rent can only be in the form of a money order or cashier’s check.
When is move-in day?
Please call our office for move in and move out dates.
Do you allow subletting?
Yes. However, the resident will be responsible for finding his/her
own sublet. Once someone has agreed to take over the lease, both
parties will work with the leasing team to complete any necessary
paperwork, including an application and $50 application fee, and
$300 sublease fee.
Do you allow coed apartments?
We allow coed apartments.
Do you allow non-students?
Yes, residents do not have to be a student to live here. They just
have to pass the background check and qualifications.
Do I have to pay for parking?
No. Parking is free and is on a first come, first served basis.
Does the preserve provide
security?
We provide professional security services that patrol the property
two times a night at various times. However, it is the resident’s
responsibility to lock up his/her personal belongings and vehicles.
